Moving up, moving out: A rundown of business comings and goings for the quarter
Every quarter commercial Realtor Brenda Francis compiles a newsletter on the latest scoops in local real estate. It includes what companies are coming to town and who is moving into what commercial spaces. Here is the latest edition for November, 2019.
THE SUNTRUST BANK sold its 6640 square foot building at 1401 Miccosukee Road to Tallahassee Memorial HealthCare in June for $1,300,000. The building sits on the SE corner of Miccosukee & Centerville Road in front of Tallahassee Memorial Hospital.
EVENING ROSE LIVE and WORK UNITS have been approved and will be constructed on 2.3 acres on the southeast corner of Easter Stanley Court and Evening Rose Lane. The 3-story building will be 19,092 square feet with seven work units and one residential unit on the first floor and eight residential units on the second and third floors. NORTH and NORTHEAST
BRADFORDVILLE SELF-STORAGE, a climate-controlled storage facility is planned for the 5.28 acres at 3805 Bradfordville Road with frontage on Velda Dairy. This is slated to be a 3-story building with 75,000 square feet of interior climate-controlled self-service storage units and two elevators for access to the 2nd and 3rd floors. The first floor will have 4,150 square feet of retail space.
BANNERMAN CROSSING RESIDENTIAL is in the early stages of construction on Bannerman Road, between the Bannerman Crossing retail shops and McBride Point. The project has been approved for 145 homes in a mix of single family detached, single family attached and zero lot line single family detached.
319 WINE AND CHEESE in Persimmon Hill on Water Oak Drive and Thomasville Road, has closed. This is another popular restaurant closing that leaves an opportunity for someone looking for a space already built out as restaurant. This space is 1,668 square feet. Leasing rate is $23 per square foot plus $4.50 CAM. Lynn and Bill Edwards, owners of 319 Wine and Cheese, are going to focus on their 319 On the Go Catering business. (per Tallahassee Table) Sometimes, it’s just time to do other things.
CAMBRIDGE PARC PUD体育在线365, located at 4680, 4732, and 4738 Thomasville Road, south of and adjacent to St. Peter’s Anglican Church, is under review to build 26-unit single family detached residential homes with an open space and a neighborhood park.
CAPITAL HEALTH PLAN CLINIC AND MEDICAL OFFICE BUILDING at 1264 Metropolitan Boulevard in Metropolitan Corporate Center on Thomasville Road at I-10. is now complete and will be open by the time this column prints. It is scheduled to open November 28. It is located next to Tallahassee Memorial’s Emergency Room and Medical Office Buildings. It is 3 stories with 72,000 square feet of clinic space and medical offices.
SAGE RESTAURANT体育在线365 has re-opened after a fire in October that caused them to close until repairs could be completed. The employees worked at the owners other restaurant downtown, Il Lusso, until Sage could reopen.
UPTOWN SELF STORAGE at 2781 Alexis Lane on Capital Circle NE has begun Phase II and will add an another 19,125 square feet of self-storage space. Smaller houses on smaller lots over the years, and downsizing, has created a need for a place to store “stuff” and these self-storage units have become very popular. It’s hard to get by without one anymore.
CAPITAL HILL PLAZA, a new mixed-use development is proposed and is under review for approximately 8 acres on Capital Circle NE between Christopher Place Drive and Dennis Street. If approved, plans for the property are a 30,000 square foot furniture store, a four-story self-storage warehouse, a 5263 square foot restaurant with drive-thru and another 24,227 square feet of retail/office. (Office of Economic Vitality)
BEEF O’BRADY’S in Capital Plaza on Thomasville Road in Midtown has closed, much to the chagrin of many of us old time Tallahassee folks. This location had been operating for 24 years. The one at 1208 Capital Circle SE in Cross Creek Square (corner of Capital Circle and Apalachee Parkway) is still open. Jim Henry wrote a great article for the Democrat about the history of Beef O’Brady’s on Thomasville Road, which you can read on jameswburdick.com.
THE PERDUE’S AUTOMOTIVE CENTER体育在线365 half-acre site at 1353 N. Monroe has been sold. The automotive repair shop at the SE corner of N. Monroe and E. Seventh Avenue has been the go-to place in Tallahassee for car repairs for decades. Kenny Perdue bought the business in 1992 from W. T. Fountain who bought it in 1979 from Union Oil Company. Steve White, Perdue’s manager, is the owner/operator of the business now known as MIDTOWN AUTOMOTIVE REPAIR. The site was purchased by Midtown Medical, Tallahassee, LLC in June of this year. http://midtown-automotive-repair.business.site/
MIDTOWN MEDICAL, TALLAHASSEE, LLC体育在线365, Dr. Jeff Farrah, who owns PATHWAY WELLNESS CHIROPRACTIC CLINIC on Mahan Drive, purchased the Perdue’s Automotive Center property at 1353 N. Monroe Street. He is opening a second clinic in the side of the building that faces Seventh Avenue and will offer medical services with primary care, massage therapy, hormone therapy, rehab and a gym for his patients. http://www.pathwaywellness.com/
CAPITAL GLASS AND TINTING, formerly located in the Perdue’s Automotive building at 1353 N. Monroe has relocated to 3970 Woodville Highway. http://capitalglassandtinting.com/
THE WINE LOFT is closing at the end of the year too, after 10 years at the intersection of Thomasville Road and 6th Avenue. I have attended many Christmas parties and wedding shower events here. Parking was tight as this was a very popular spot in midtown but I doubt that contributed to their demise. People always found a parking spot somewhere nearby.
VOGUE CLEANERS体育在线365 has closed. The building at 1839 Thomasville Road was sold to the owners of Miracle Plaza in March for $600,000. Vogue Cleaners was a long time Tallahassee business and an icon for cleaning furs and fine fabrics. I cannot remember when it was NOT open for business in Tallahassee.
MEDMEN recently expanded their operations in Florida with the opening of two new stores, one in Tallahassee at 1126 Thomasville Road and one in Orlando. The Tallahassee store is in the former location of the Emo/Architect firm. MedMen is a leading cannabis retailer with operations across the U.S. This brings their total footprint in Florida to seven stores, with five additional stores planned. The Company is licensed for 35 retail locations in the state. http://www.businesswire.com.
OAK VALLEY PUBLIX at 5810 N Monroe Street has filed a site plan to redevelop the center by demolishing vacant retail spaces and rebuilding new retail units, building a new Publix to the east of the current store, upgrading parking and relocating an outparcel.
SEVEN HILLS SUITES, 2735 N Monroe Street, is now open. Pax All Suites purchased the old Tallahassee Cabot Lodge for $3,200,000 in November 2017. The hotel has been “reconstructed” and offers “deluxe two-room flex suites for close to the price of a regular hotel room. Each suite sleeps up to six, has two bathrooms, two HD TV’s, a kitchenette with full-sized fridge, plus mini-fridge, two microwaves and coffee makers. A complimentary hot and cold breakfast buffet is served in the lodge each morning.” http://www.sevenhillssuites.com/
730 N. BRONOUGH STREET体育在线365 redevelopment has been approved for a 12-unit multi-family building consisting of six ground floor efficiency apartments, six 3-bedroom/3.5 bath units with access via stairs within the attached 2 car garage for each unit. There has been a lot of redevelopment like this in the midtown area with two-story residential duplexes in place of old and sometimes very rundown houses. The new properties are very attractive and obviously successful since they are continuously being constructed.
THE SITE at the N. E. CORNER OF W. TENNESSEE AND APPLEYARD DRIVE is being proposed for redevelopment of a 2200 square foot Popeye’s restaurant with a drive-through and a 5,000 square foot Jiffy Lube plus 3,500 of additional retail space.
